The Standard Service
Designed to find the ideal tenant and tailored to the landlord who prefers to look after the day-to-day activities of the tenancy, such as collecting rent, chasing arrears and general maintenance.
We will:
- Access an achievable rental income.
- Pro-actively market your property to prospective tenants.
- Photograph your property and post on our website.
- Advertise in a local newspaper.
- Accompany all prospective tenants for viewings.
- Negotiate the lease details with prospective tenants.
- Provide a tenancy agreement to protect your rights.
- Arrange collection of first three months rent.
COST: ONE MONTH RENTAL INCOME.
The Premier Service
Gives the maximum level of service allowing you, the landlord, the minimum of involvement in the routine management and maintenance of the property.
We will manage the letting of your property from beginning to end and keep you informed every step of the way. Eliminating the hassle and worry.
This service is ideal if you’re unable, for whatever reason, to have a hands-on involvement in the day-to-day running of your property.
This service contract includes all the benefits of The Standard Service detailed above.
We will:
- Ensure an inventory is prepared on the property’s content and condition.
- Request employer references from potential tenants.
- Collect a security bond from the tenant. (One month rent)
- Arrange monthly collection of rent.
- Deal with rent arrears. (See Property Management contract for details)
- Organise any necessary routine repairs when requested by either the tenant or the landlord.
- Provide regular rental statements.
- Arrange transfer of funds to your selected bank account.
- Ensure an inventory re–check is completed at the end of the agreement. (Monies for damages will be deducted from the tenant’s security bond).
- Instruct tradesmen to correct any deficiency and deduct the cost from the tenant’s bond.
- We will ensure that you are not approached directly by the tenant, unless you wish so.
- Re–market the property, if required.
COST: ONE MONTH RENTAL INCOME (Finders fee)
Plus 12.5% OF RENTAL INCOME PER MONTH.
We adopt a no tenant, no fee policy! Once we have your instruction, our marketing begins, we maintain a database of tenant enquiries which we review each time we acquire a new property and we are in contact with several companies in Bahrain who are known to have a transient workforce. We aim to find you a tenant in the shortest possible time.
